PAYNE PARK VILLAGE by David Weekley Homes
This new urban-style residential development, replacing the old derelict warehouses and australian pine wildness, brings hundreds of new residents to the neighborhood.
March 2021 update: Payne Park Village has residents living in many of the new homes. And construction continues throughout the site.

The old hardware store and warehouses on School Ave across from Payne Park that stood vacant for years were razed in 2018 to prepare the 9-acre site for a new residential development, Payne Park Village. A previous proposal, back before the Great Recession, for a 450-unit (!) condo complex, never happened. |
Over the course of two years, David Weekley Homes agents held meetings with the community, then went through the City application process. The site was rezoned as Downtown Edge.
One feature negotiated by the neighborhood: since within a few years the Legacy Rail Trail extension is expected to replace the old railroad tracks behind this development, a public right-of-way sidewalk will be included on the north edge of this site (next to "Shopping Way") for Legacy Trail users to directly access School Ave and Payne Park.
