26-PRE-10 (On the Park) – 295 S. School Avenue: A Pre-Application Conference 

for the development of the  approximately ±38,149 square-foot property located at 295 South School 

Avenue. The subject property is part of the Downtown Edge (DTE) zone district with a designated Future Land Use 

classification of Urban Edge. The Applicant is proposing an approximately ±39,115 square-foot, five-story mixed-use apartment with 48 attainable rental units and approximately ±1,300 square feet of retail on the first floor fronting South School Avenue. A total of 43 parking spaces and 6 bicycle spaces are proposed to serve the new building. Vehicular access is proposed from 

South School Avenue and Shopping Lane. The Legacy Trail runs along the eastern boundary of the property. Application received 8/21/26. DRC 9/16/26.    Possibly, half the units to be set aside for Sheriff's Dept employess &/or 911 operators.

Earlier info:  Tentatively planned for 2027 (announced in 2024 but no development application yet), 295 S. School Ave, a 49-unit apartment complex. Land to be donated by Quincy Real Estate Holdings / Michael Saunders to One Stop Housing, who plan to develop project with all units restricted to residents with income 60% to 80%AMI, with possibly half set aside solely for employees of Sarasota County Sheriff's Department.  Retail on first floor, apartments (studios, 1 & 2br) above.  Next steps:  DTE zone = Downtown Edge, so it will go thru administrative approval, not public meetings.
